There are so many options to Real Estate Investing that it would be difficult not to find the investment option that is right for you. The only thing that can stop you is not starting. You can find properties through online and live auctions, tax auctions, judicial sales, the MLS, by owner, yard signs, friends, neighbors and even Social Media. You can buy foreclosures, short sales, buy from owners, other investors, cities and municipalities, buy properties that need total rehab, just need a little sprucing up or properties that are turn key. You can invest in single families, multi-families, you can flip, wholesale; have Airbnb rentals, vacation rentals and more.
There are options with financing, you can use a bank, use a hard lender, buy on contract, buy with cash and hold, buy with cash and finance, use your IRA if you have one and more. There is competition out there for investment properties but don’t be discouraged, Real Estate for Retirement is a marathon, not a sprint. There is a shadow inventory of distressed properties and other deals still available, I will show you how to find them. You decide the best investment strategy for you based on your market, your circumstances and your desired outcome. Personally, I invest in single-family properties; rehab them to the point where I could sell them, then rent them for the cash flow. I am riding my equity up, while I generate cash flow.
Pew Research reported in 2016 that 36.6% of U.S. households are renters. CNBC reported in September of 2017 that 39% of Americans have zero savings and 57% have at or below $1,000.00 in savings. If this data is correct, only 4% of Americans have over $1,000.00 in savings. There is an abundance of renters for this reason. It’s not that people don’t want to buy, it’s that they can’t. I believe the demand for rentals will stay high and even grow, keeping Real Estate for Retirement a sound investment. I feel good about being a Real Estate Investor and feel good about being a landlord. I am providing people with a nice place to live, a place to call home.
